Good Housekeeping Bond or Accidental Damage Waiver
We ask our guests for a £100 Good Housekeeping Bond, pre-authorised against your credit card. This is in case there is any damage to the property during your stay. The money is simply reserved and then released afterward if there is no damage. We will contact you nearer the time of your arrival to arrange this.
Alternatively, a one-off, nonrefundable Accidental Damage Waiver of £30 can be added to your booking to replace the Good Housekeeping Bond and can be added as an extra when processing your booking.
Pets: 4 pets allowed, £40 per pet per week, in line with our house rules we do ask that pets are not left alone in the property, do not use the furniture or go in the bedroom areas

Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (if your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
Wi-Fi: This property offers free Wi-Fi for guests. In a recent speed test, the download speed was recorded at 30.3mbps and the upload speed 32.1mbps, as with all Wi-Fi networks we are unable to guarantee speed and connectivity.

Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.
Coffee Machine: Each lodge has a Lavazza coffee machine, including a coffee starter pack with 4 pods for the machine, 2 of them are decaf.
Additional Extras: An EV charger is available to the right of the main hotel building (additional information under parking information)

Nestling on the edge of Exmoor National Park within easy reach of Combe Martin and the north Devon Coast, Kentisbury Lodges offer boutique-style living within a picturesque corner of the Devonshire countryside.
When we booked to stay here we were looking ahead for somewhere we could stay for 3/4 days once a month with friends and we thought with it being so expensive that it would be top notch. How very wrong we were. The location and design of the lodge would have been fantastic in its day, but sadly it has not had any updating, maintenance or care taken for a long time. The TV and all the other electrical items were outdated, very limited dining equipment and the cooking pans were awful, loose handles on the pans, the frying pan was completely scratched, making it useless. Everything was so tired and worn, damaged or uncared for, bits of melamine hanging off or missing off the units in the kitchen and the bedroom making it all look very shabby . The decking looked like hadnt been swept clean for ages not pleasant to sit out in. The windows were all dirty and the grounds / gardens were unmaintained. We dont know if this lodge was a fair example of the others but it was bad. Unhappy customers.

In a poor run down condition, sub standard cleaning, door handles hanging off, & damage to furniture. Flooring in a poor condition, dish washer full of dirty water, microwave didnt operate properly, & decking outside was very dangerous. These Lodges were probably very luxury when new, but the photos on line dont represent the condition at present, not worth the money !!!

100% would recommend. had the nicest time, was very relaxed and just enjoyed every moment of it. Would definitely come back and do it again. Had everything we needed there and felt really at home
