We ask our guests for a £150 Good Housekeeping Bond, pre-authorised against your credit card. This is in case there is any damage to the property during your stay. The money is simply reserved and then released afterward if there is no damage. We will contact you nearer the time of your arrival to arrange this. 
Alternatively, a one-off, nonrefundable Accidental Damage Waiver of £30 can be added to your booking to replace the Good Housekeeping Bond and can be added as an extra when processing your booking.
Pets: 2 pets allowed, £40 per pet per week (no cats please), in line with our house rules we do ask that pets are not left alone in the property, do not use the furniture or go in the bedroom areas

Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (If your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
Wi-Fi: This property offers free Wi-Fi for guests, however, we cannot guarantee the speed and connectivity. Therefore, if you are planning to work during your holiday, we recommend bringing a Wi-Fi dongle.
Hot Tub: Electric. Maintenance is carried out daily however, in the interest of guest privacy and for minimal disruption, this may occur in the very early hours of the morning,
Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.
Property surroundings: The resort caters for couples and families looking for a relaxing holiday in the Devon lakeside setting. It’s also perfect for gatherings making the most of the on lake activities that are available on Roadford Lake.

EV Charger Point
The site has two EV charging points for guest use, situated along from reception in two designated parking spaces. The EV charging point is by MONTA. Guests will need to download the free MONTA app to make payment. We kindly ask that once your vehicle is charged, that you park in your lodge car parking space to ensure the EV spaces are free for other guests on the site.
If both chargers are unavailable, we recommend using the fast-charging station in Lifton, around a 10-minute drive away.

Last minute booking, excellent correspondence from the beginning with clear instructions and directions. Lodge beautiful in a peaceful setting . We booked a pet friendly lodge but no side gate to make patio safe , but we managed( blocked off with 2 patio chairs) we were so lucky with the weather. Hot tub a welcome addition . plenty of walking if you fancy a flat walk around the lake cafe so close for breakfast and cake in the afternoon. We also went to the local pub for lunch very friendly food typical of pub but plenty of it .., and dog friendly. Lodge comfortable with little addition of kitchen products . closest Tesco at Launceston and Sainsbury's at Bude . Area perfect to go south to Plymouth or Looe , we visited Bude and boscastle... Would definitely go back. Most suited to families with older children as you have to travel by car to most places

We had a lovely stay in Poppy Lodge and it was just as described and in the photos, everything was spotless. A lovely outlook from the deck and hot tub over the sheep field. We would definitely stay here again.

Perfect location with access to Roadford lake and for exploring the area. Well presented lodge with amazing hot tub looking onto field. Plenty of storage however could do with more kitchen dishes for cooking. The layout of the sofas made it awkward to watch tv, not very practical.

Loved this place - we've just scaled our Midlands organisation, so I'll be required to spend more time in the SW. Broadwoodwidger, was perfectly located for me in terms of getting into Exeter and Tavistock. I brought my partner, 3 year old and little frenchie & we had a fab time. Very peaceful, tranquil and we managed to get an enclosed garden for the dog, which was ideal. Really clean, everything you need is there, making it easier for next time - we dont need to pack as much. 10/10 would strongly recommend and we will be back in January :)

Fantastic location and the accommodation was brilliant. Well equipped and very clean and tidy. Close to dog walks around the lakes and only a 2 minute walk to the cafe by the lakes which served great food.

We loved the location of Poppy Lodge. The site was well maintained and the lake was great for walks straight from the door. It was good to have the cafe so close by too. The lodge itself was clean and comfortable with a lovely outside area overlooking fields. We were able to visit lots of places within about 30 minutes so location was good. We did have an issue with the oven so couldnt use it for several days. Our main problem was the hot tub. The hot tub was not kept as clean as we would have hoped and we were unable to use it for 5 days. We have stayed in many lodges with hot tubs where they are checked daily or even twice a day. Although we did speak to the onsite team and luxury coastal direct it wasnt rectified to our satisfaction so it did have an impact on our holiday. We also did not appreciate the strong smell of cannabis from the lodge next door which went on all day and night. Overall the site is great, the lodges are lovely the hot tub just needs to be properly cleaned & maintained.

Hi Lisa, We were very sorry to hear that there was a problem with the grill element in the oven at the start of your stay. We can understand that this would be frustrating, however we were glad we were able to get it sorted just as quickly when the electrician was able to attend and source a replacement part. The hot tub is inspected and dip tested every day by the on-site technician, and no issue was found with it upon the daily inspection. We gather that you were reassured by him on day 3 of your holiday as to the correct standards being maintained. As such, we must emphasise the importance of showering before us in order to remove suntan oils, perfumes, deodorants etc from the skin. Failure to do this will affect the water condition. We do apologise that you encountered a few problems during your stay, but we're also glad that we could get them either clarified or sorted quickly. Amazing lodge some drawbacks!

Overall we cant fault the stay, the place looked like it had barely been used - if at all! The layout worked well for a family of 4 with a dog, the kitchen was well equipped (needs a grater!). Bathrooms and bedrooms were great size and comfy. Living area sofas were so uncomfortable but imagine its a certain type of sofa as its dog friendly. Had to use two chairs to secure the outside so the dog couldnt get out as there was no gate to the patio area, would really make sense to gate this as a dog friendly property. Massive storage shed was really handy to keep our bits in for paddle boarding and camping that we were going on to, the right hand lock was difficult to get on at times. Instructions for how to use the hot tub jets/lights would be handy. Pre arrival text said 11th lodge on the right, luckily I knew we were in 5 poppy and went to that one instead. Location is quite far from a lot of things, worth researching prior to! Unless youre happy to stay at the lodge/activity lake, its a good hour to get to a lot of places in Devon/Cornwall.
