With all the appeal of a modern lodge, the stylish colour scheme and contemporary furnishings are complemented by wooden feature walls and a wooden beam running through the middle of the communal living areas, creating a fabulous mix of traditional and modern.

Spacious and open plan, the living area combines a comfortable lounge, lovely dining room and modern kitchen with breakfast bar; perfect for spending time together in, while glazed French doors open out on to a private, sun-drenched patio with outdoor furniture and a sumptuous hot tub. Two gorgeous bedrooms (both of which are en-suite) provide plenty of space for four guests, with the master bedroom having a double bed and the second being furnished with twins.

With Roadford Lake being just a short stroll away there is plenty to do right on your doorstep with water sports, a lake side walk or a cream teas in the cafe all within easy reach. And for those guests travelling with their four-legged companions in tow, there are many walks to enjoy together with excellent viewing points dotted around the waters edge where you'll be able to relax and soak up the peaceful atmosphere.

Security Deposit: We ask our guests for a £150 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.
Pets: 2 pets allowed, £25 per pet per week (no cats please), in line with our house rules we do ask that pets are not left alone in the property, do not use the furniture or go in the upstairs/bedroom areas

Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (if your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
Wi-Fi: This property offers free Wi-Fi for guests, however, we cannot guarantee the speed and connectivity. Therefore, if you are planning to work during your holiday, we recommend bringing a wifi dongle.

Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.

There are a limited number of additional visitor parking spaces outside reception, on a first come first serve basis

EV Charger Point
The site has two EV charging points for guest use, situated along from reception in two designated parking spaces. The EV charging point is by VendElectric, and charging will have associated costs as normal via their app. We kindly ask that once your vehicle is charged, that you park in your lodge car parking space to ensure the EV spaces are free for other guests on the site.

What a beautiful lodge Primrose is. A hidden gem! Everything we needed and more was provided for our short stay here, we were a party of two couples and two dogs. Spotlessly clean, lovely and warm and such comfortable furniture. Wellies are advised. The lake and cafe were great to walk out to. It seems if you want a meal out on a Saturday night, you need to book early at the Clovelly Arms, the nearest pub, the man was very apologetic that he couldnt accommodate us though. Strawberry Fields Farm Shop and Restaurant in Lifton is amazing.

A lovely stay at Primrose Cottage

Having booked with Luxury Coastal, we have had extremely good service with regard to our booking. Thoroughly recommend. We decided to go away for Christmas this year with our two dogs. We chose Primrose Cottage as it appeared to be the perfect accommodation for us and it did not disappoint one bit. Upon arrival we found a lovely Hamper awaiting us, a Christmas tree in situ and accommodation that was tastefully decorated. I am very picky when it comes to detail, but I was delighted with our booking. Everything was provided that was needed. We soon settled in for our Christmas break. Nearby the lake is extensive and we had some lovely walks with our dogs. The warm water tap outside the lodge was perfect to clean our dogs dirty feet. There was also another dog wash facility near the entrance to the site. The site itself is meticulously well kept with a refuse area and even dog waste bags provided if needed. The location was good, an amazing farm shop Strawberry Fields is worth a visit for a variety of things to buy. We also went to The Clovelly Inn which is a lovely little traditional pub a couple of miles away, dog friendly and a nice roaring fire. The only thing we would have changed was the weather, it rained a lot but that can't be helped. We had booked a week but came home a day or two earlier because of the weather but we will definitely return and are thinking of the summer season when we can enjoy the lake with better weather. All in all, a wonderful stay and thoroughly recommend booking.

Luxury lodge on well maintained park.

Luxury lodge fully equipped.Located on a well maintained park. Washing machine in lodge has a dry function, ideal for washing towels. Minus point was the very sparse kitchen inventory, 5 breakfast plates, 5 dinner plates, 3 small sauce pans to prepare dinner, rather impossible for a 4 persons lodge. Complained about it to holiday manager. The park manager brought over an equally small frying panalso the fire alarm went off 3 times during our stay just by using the oven. The wifi was not working when we arrived, The wifi complaint was well resolved after 2 days. Several small defects in the lodge: toilet paper holder in bathroom is loose, spotlight living room broken, grout in bathroom floor tiles broken or loose, bathtub side warped, it needs some renovation. One must realize that these lodges are quite remote. On sunny days these lodges heat up quickly inside. Launceston can be reached within 15-20 car minutes. Great xl size Tesco supermarket in Launceston. Lots of take away restaurants but no nice restaurants in this town. Overall our stay was ok with some hick ups.

I am pleased that we were able to assist you during your stay with the problem with the fire alarm, it would appear the extractor above the hob had been inadvertently switched off, there is a remote for this in the kitchen draw. I am also pleased that the WiFi was fixed, the lodges are in a remote area and whilst there can sometimes be problems the site does have an engineer that can work on the WiFI remotely if there are any problems. Thank you for the constructive feedback about the small defects, we have taken this back to the owners so that they can look into it for future guests. Primrose now has upgraded kitchen utensils, frying pans,mugs, plates and tea pot. One of the lovely aspects of Roadford Lake Lodges is its location away from the town, however, as you say, Launceston can be reached in 15-20 minutes by car. I hope you were able to enjoy some of the other suggested places to eat outside of Launceston that I sent you. We hope to have the opportunity to help you book another stay with us one day. Not as Expected

Roadford Lake could be an amazing place, great setting but not quite as expected. Service & Support were lacking. When things like Wi-Fi don't work (with teenagers), need to be able to ask someone to help but there was never anyone in reception to assist. A few niggles in the lodge, nothing major but attention to detail amiss - things like the dishwasher being broken inside, the kickboard falls off below when you open the door too much. Very little privacy around our lodge so hot tub wasn't inviting, and lost temperature on 1 of our 3 days but no-one to ask to help. Strange in a 'luxury' lodge resort not to have any kind of welcome pack at all (even basics)- have stayed in several recently and it has become the norm. The lake is gorgeous, the sailing club promoted is another matter, you have to go on the main road to reach it and there is nothing there, actually quite creepy, possibly run down after covid accepted, but that is not how it's described. Lake is also a no go for swimming, or dogs due to blue algae - no-one's fault but would have avoided had we known.

Pros: The house itself is a fine-finish, modern prefab home and is very comfortable. The lake is beautiful with a variety of walks and paths. Strawberry Fields farm shop is an absolute must for local food supplies - very high quality products. The hot tub was well maintained and was a decent temperature. The gym is an excellent space with good equipment. Cons: The hot tubs are quite exposed to the other houses - some more fencing would be advisable. There are very few amenities within walking distance. The local cafe is quite limited in terms of food and does not sell anything useful (milk, supplies etc). All good restaurants and shops are at least 3 miles away making driving a necessity.
