The historic village of Kingswear rests on the east bank of the River Dart and flaunts spectacular views of both the river and the naval town of Dartmouth. Characterised by its 15th Century artillery tower and castle as well as the rows of colourful river-facing houses, the village which has easy access to either Dartmouth via ferry or Paignton by steam rail, is a sought-after holiday destination and one that is perfectly placed for enjoying all that both Torbay and the South Hams have to offer.

With floor to ceiling glass this home showcases its beautiful setting from nearly every angle. With plenty of space for eight, each of the four big bedrooms is en-suite so the house is especially suited to multigenerational family groups or as a luxury getaway for four couples. Set over three floors, the elegantly furnished, spacious interior has room for all to unwind in and includes a fabulous, well-equipped kitchen as well as a dining space with exceptional river and countryside views. Two sitting rooms, one open plan with the top floor kitchen / diner and another on the lower ground floor with a range of entertainment features offer guests the opportunity to spend time together whether cooking and dining or simply relaxing in complete comfort while soaking up the atmosphere of the home's exceptional setting.

Outside, Treetops boasts a wonderful river-facing balcony as well as a decked sun terrace, both of which making excellent spots for enjoying a morning coffee or for dining in the Devonshire sunshine. An enclosed courtyard garden below is ideal for guests who are travelling with their dogs in tow, and a variety of excellent walks in the area mean you'll be able to get both the two and four-legged members of the family out and about for fresh air and sight-seeing.

    Security Deposit: We ask our guests for a £200 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.
    Pets: 2 pets allowed, £25 per pet per week, in line with our house rules we do ask that pets are not left alone in the property, do not use the furniture or go in the upstairs/bedroom areas
    Number of steps: 1 external access step, 2 flights of internal stairs
    Type of heating: Central heating
    Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (if your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
    Wi-Fi: This property offers free Wi-Fi for guests, however, we cannot guarantee the speed and connectivity. Therefore, if you are planning to work during your holiday, we recommend bringing a wifi dongle.
    Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.

    Positioned on the first floor (from the front entrance hall) this bright and spacious area is open plan with the kitchen and dining area and features not only countryside views but also those of Waterhead Creek and the River Dart
    Furnishings include two sumptuous sofas and an ottoman

    Living Room
    Positioned on the lower ground floor the living room features more of those gorgeous river and countryside views and has access to the decked balcony as well as to the second bedroom
    The room’s entertainment features include a 50" flat screen TV (with BT Sports) as well as a DVD Player

    Kitchen
    Located on the first floor the modern kitchen features a breakfast bar with two stools and is open plan with the snug and dining area. It’s range of appliances include a NEFF double fan assisted oven, induction hob and grill, remote controlled extractor fan, integrated fridge/freezer, dishwasher and NEFF microwave

    Utility Room
    Situated on the lower ground floor the separate utility houses a washing machine and tumble dryer and a further WC

    Dining Room
    The first floor dining area is open plan with the kitchen and lounge. Wonderful views can be enjoyed from this area which has a table with seating for eight

    Bedroom One (Master) (Pink)
    Located on the ground floor this room features more of those lovely views and is furnished with a double bed, chest of drawers, dressing table and stool, mirror, side tables with lamps and a built-in wardrobe with mirror doors.

    Bedroom Two (Anchors)
    Situated at on the ground floor this room enjoys views over Waterhead Creek, the Dart and surrounding countryside, and is furnished with twin beds that can be zipped and linked to form a super king, built in wardrobe and chest of drawers

    Positioned on the ground floor this room has wonderful river and countryside views, and a door leading to a raised patio garden to the right or down a flight of external steps to the decked sun terrace below. Furnished with a double bed, built-in wardrobe and bedside tables with lamps, this room also has a dressing area with tall chest of drawers.

The larger sun terrace below is well suited to dining al fresco dinners or for watching the sailing boats glide along the river. The area is completed with an outdoor rattan-style suite and gas BBQ. Down from the terrace is a lower enclosed gravel area with planting

What a beautiful house in a beautiful superb location with beautiful picturesque views. House had absolutely everything you need for the perfect holiday and the weather wasnΒ’t too bad either! Bit chilly at times, but didnΒ’t stop us getting out and about. In a great location for exploring surrounding places/areas without the need to use the car.

Very disappointing, not good value for money

Very disappointed with the actual house, although it is in a great location and has plenty of room. This is the list of problems: 1)Top shelf in fridge was very dirty wit some sort of orange gunge on it 2) The top drawer below the oven had lots of crumbs inside and looked dirty 3)The dishwasher had been previously run and left full of crockery etc and glasses full of dirty water 4) The windows in the lounge were dirty and full of hand prints 5)There was a dirty screwed up old tea towel left inside the cupboard beneath the kettle 6) Only one clean towel left for use 7) No basic condiments like salt and pepper available 8) No cleaning products and just a drop of washing up liquid left 9) Broken bottom shelf in the fridge door- 9) Partly broken cupboard door in one of the bathrooms 10) Tumble dryer smelt and made our clothes smell when we used it- despite me trying to clean it. It didn't work very well either 11) Mould on tiles and round bath in several bathrooms and they smell of damp 12)Shower head leaks in master bedroom 13) Dirty shelf and oven tray in oven- we couldn't use either, the stuff was baked on hard I reported issues 1 to 8 to Hannah, the contact, within 1 hour of arriving and some of those issues were resolved. The Shelf in the fridge door actually broke when we put a carton of milk in it, and it was clear that it had broken before and someone had glued it together. We ordered a new one online from the manufacturer and it arrived that week. Why should we have to do that when we're on holiday??? Overall, it was far from satisfactory; I would like a response and reimbursement for the costs incurred. I have photographs of some of the issues if you would like to see them. We left this house far cleaner than when we first arrived for our holiday.

V nice but let down by household cleaning

There's a lot to like, kitchen modern with great oven and hob. Decoration v good. Panaramic windows internally needed a good clean. Some bedding didn't match. Minor pt, clear out of date tourist blurb needed. .Some exterior door locking needed maintenance. A TV in the kitchen diner would have been nice. Overall generally well up to a decent standard at the price pt, but could be 5 star with not much needing changed.

Holiday at Treetops for wife's 50th birthday was brilliant from the moment you walk in the front door and enter the kitchen open plan living space the views from the panoramic windows is stunning overlooking the River Dart and Dartmouth, all rooms are finished to a high standard all bedrooms are on suite and the kitchen well stocked the bedroom with the balcony leading to the garden is fabulous for sitting and watching the sun set and also the lower terrace for alfresco dining, I could go on and on if you are looking for a place that's tucked away with good access to the surrounding areas on both sides of the river dart this is it, with two local pubs both serving good food, all in all a great place to stay.
