With four bedrooms, four bathrooms, glorious open plan living and tons of outside space, The Shippon is luxury coastal living at its best. Vaulted ceilings, exposed trusses and beautifully styled spaces create a home that beckons you to swap the bustle of a busy routine with pure relaxation, all while taking in the sweeping views of Devon’s picturesque countryside which lies right on the doorstep.

Designed to offer complete comfort during your stay, every room in this home has been thoroughly and thoughtfully kitted out. Large bi-fold doors in the living area open the space to the outside so on warm, sunny days you can soak up the scenery without having to move off the sofa (other than to charge your glass of course!). Expect superior mattresses and tasteful soft furnishings in the bedrooms, high-quality features and fittings in the bathrooms, and a superbly equipped kitchen so you can rustle up family feasts or even bake your very own batch of Devonshire scones. The setting is rather special too, and with the home’s layout maximising the views, you'll have the beauty of the surrounding landscape on constant display from nearly every angle.

Perfectly located to offer guests both rural tranquillity and beach holiday bliss, this is a place where you can truly get away from it all. Your holiday home has a large, sheltered garden for fresh air dining, as well as a sprawling front terrace where you can unwind whilst taking in the views. The lovely seaside town of Dawlish lies just 3 miles away where you’ll find sandy beaches for lazing on and clear water for swimming and water sports. The town offers a host of shops, restaurants and café’s too, along with all the amusements of a traditional seaside resort, so there’s plenty to keep guests of all ages entertained.

Teignmouth and Shaldon are within a short drive and here you’ll discover bustling promenades, a lido and more sandy stretches, while the Exeplorer Water Taxi service which operates from Dawlish Warren, can ferry you across to Exmouth which is the perfect place for sailing, windsurfing and paddle boarding.

With its unspoilt and rugged landscape, tors, forest and reservoirs to explore, Dartmoor which is a 20-minute drive from The Shippon, offers lovers of the outdoors a wonderful day out. Naturally, a trip to this special place wouldn’t be complete without a country pub pit-stop and there are plenty to choose from, whether for a quick refreshment or a hearty Sunday lunch! Closer to home at only 10 minutes’ drive away, Haldon Forest offers visitors of all ages the chance for adventure with its 7.5 miles of wooded cycle paths which are ideal for mountain biking or walks. There are bikes for hire here too, as well as a café and play area.

    Security Deposit: We ask our guests for a £300 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.
    Pets: No pets allowed
    Number of steps: 1 step into the property and 1 flight of internal stairs
    Type of heating: Underfloor heating
    Linen & Towels: Bed linen is provided for your stay. Each guest will be supplied with one hand towel and one bath towel for their stay. (If your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
    Travel cot and highchair: These are not provided so if you require these please ensure you bring your own.
    Wi-Fi: This property offers free Wi-Fi for guests, however, we cannot guarantee the speed and connectivity. Therefore, if you are planning to work during your holiday, we recommend bringing a Wi-Fi dongle.
    Coffee Machine: Ground coffee machine, this is not provided so please bring your own if you wish to use it
    Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.

    Living Room
    The heart of the home, the living area is a hugely spacious open plan entertainment space where a fabulous kitchen and big dining room are also found. There are two areas for relaxation – the lounge with two sofas and two armchairs which overlooks the countryside and has bi-fold doors leading out to the front terrace, and a snug with a sofa, foot stool, armchair and a flat screen TV.

    The vast contemporary kitchen is amply equipped and has an electric range cooker, microwave, full size fridge, full size freezer, dishwasher, kettle, toaster, blender / mixer, and *coffee machine (using ground coffee). A large kitchen island is fitted with an induction hob and has four stools
    *Ground coffee is not supplied

    Utility
    The ground floor utility room is found as you enter the home and has a sink, cupboards, washing machine and tumble dryer, vacuum cleaner, iron and ironing board

    Dining Room
    Open plan with the kitchen, the dining area has access to the back garden through a patio door and is furnished with a large table and seating for eight, a sideboard and two occasional chairs. The life-size cow sculpture 'Ermintrude' looks on, nodding to the home's original purpose as a cow barn

    Bedroom One
    Set on the ground floor, this lovely en-suite room has beautiful rural views and is furnished with a super king size, mirror, built in wardrobes and bedside tables with lamps
    *A hairdryer is provided

    Bedroom Two
    This gorgeous ground floor en-suite bedroom has garden views and is furnished with twin beds (which can be configured to a king size bed), bedside tables with lamps, a dressing table, and a hanging rail for clothes
    *The windows can be opened to allow plenty of fresh air inside however the door to the garden remains permanently locked

    Bedroom Three
    Also on the ground floor, this beautiful room has garden views and is furnished with a king size bed (which can be split into two singles on request), bedside tables with lamps, a mirror, hanging rail for clothes and a dressing table
    *The windows can be opened to allow plenty of fresh air inside however the door to the garden remains permanently locked

    Bedroom Four (Master)
    Overlooking the living area below, the stunning upper floor master bedroom has its own snug with a sofa, desk and two chairs. The bedroom itself is separate and private with a king size bed, desk and chair, side tables with lamps, and a mirror. There’s also a huge walk-in wardrobe / dressing room and a spacious en-suite bathroom

    Situated on the ground floor this room has a bath with shower over, a hand basin, heated towel rail, cabinet, mirror and WC

    Perfect for warm-weather dining, the fantastic back garden is large and sheltered, and has lawn as well as a paved terrace which has been furnished with a charcoal BBQ*, and dining set which seats eight. A firepit adds a touch of magic to evenings spent together whether toasting marshmallows or enjoying a bottle of bubbly. The beautiful front terrace is the perfect perch for your morning coffee and has a bistro set so you can soak up the views over the surrounding hills and countryside.
    For guests who require space for their bicycles, the house has lockable bike storage
    *Please note that the back garden isn't enclosed. The Dawlish Water runs through the meadow at the bottom of the drive so children will need to be supervised
    *Guests will need to bring their own charcoal to use the BBQ

A great stay in a very rural area.

We had a very enjoyable stay at the Shippon. The house had everything we needed although a few improvements would make it even better. Some of the chairs round the large table were very wobbly! The space was brilliant and lovely comfortable sofas. As it was not possible to have takeaways we used the kitchen for most meals and it had everything we needed. It was great having ensuites to the bedrooms and a downstairs bathroom. The only negative was the rural aspect and the difficulty travelling along very narrow roads with passing spaces. We had been told in the info but the roads were definitely challenging.

The Shippon had everything our 3 generational family needed for a fabulous stay. En suite bedrooms were of a good standard, the accommodation although open plan was warm and welcoming. There were plenty of glasses, cutlery and crockery and the welcome pack was a nice touch too.

Fantastic place - but…

Even though I had seen photos beforehand, the first thing I said upon entering the property was “Wow”. The sense of space is just amazing. All the rooms were great, but avoid the top floor bedroom if you’re tall (angled beams). Small points - the 4 slot toaster appeared to be down to 2 slots working for at least the previous 3 guests and was still not working for us. There are no large or full length mirror’s anywhere in the property - would be a nice addition. The very fancy oven doubles as a microwave! But this means you have to wait for it to cool down before popping in a bag of spinach etc. There is so much space, a separate microwave would be handy. The hob ONLY comes on if there’s a pan on the ring - very clever and safe, but it confused the heck out of us for a few minutes. (Probably mentions it in the handbook, but we though “ it’s a hob, how tricky can it be - lol) Location-wise, it’s lovely (say hello to the squawking goose on the farm opposite - still miss him/her). Do be aware that the approach roads are all single lane ‘tracks’ - you will come face to face with other vehicles occasionally and me need to reverse back to a passing point. Only ever met one big tractor though. There are also some very steep hills on the outlying roads, tricky if you have an overburdened older vehicle like we had. Overall, wonderful place - just be prepared to feel cramped once you get back to your own house.

I have of course passed over your feedback to the Owners and the Housekeeping team. In regards to the toaster, if you are toasting only two pieces of bread you can only use the left-hand slots as the right ones wont go down until the left slots are used. We do mention about the hob in the welcome folder as we do understand this may be slightly confusing for guests. As there are 2 full-sized fan ovens, the combination microwave is usually used as a microwave, however we do know that if this was hot and used as an oven, it would take a slightly longer to cool down. The Shippon is set in a very rural Devon location. It was an ideal house for 8 old friends to catch up and relax. The house was spotless and has all the amenities required for a weeks stay. Online groceries assisted with the relaxation! I would definitely recommend and we will be booking again!

The Shippon was perfect for our multi-generation family to stay at and gave us a great base to explore South Devon. The accommodation was spotless, beautifully designed, had all mod cons, with everything provided and was super comfortable, spacious and accessible for all 7 of us. Really enjoyed those stunning views too. Thank you for sharing your beautiful home from home with us. Would happily return again, the area has so much to offer. We had a very chilled week, but we loved the NT places.. Killerton and Castle Drogo as well as Exmouth Beach, Beer and Canonteign Waterfalls.
