The sitting room is perfect for relaxation, with an ornate fireplace for keeping things cosy during the cooler months, and the fully equipped kitchen with breakfast bar and seating makes home cooking a truly sociable affair.

Guests can gather round the farmhouse table in the kitchen to share meals and conversation, with large glass doors extending the entertainment area outside for warm weather entertaining. Spanning the length of the house, the furnished sandstone patio offers far reaching views of the landscape, with an elevated deck and hot tub inviting you to unwind at any time of the day or night.

With relaxation being at the forefront of the home’s design, guests can wander down to the grass paddock to enjoy a G&T in the sunshine, and for rainy afternoons there’s a cinema snug complete with sink-in seating and a flat screen TV. Upstairs, three beautifully styled bedrooms are perfect a great night's sleep as well as late morning lie-ins and post-lunch naps.

Home to an attractive market square, Somerton’s pretty stone houses and independently owned shops and restaurants reside on wide, tree-lined streets weaving the old and new together in fabulous fashion. Within a short distance from the house, the town offers guests a selection of eating-out options as well as ample opportunity for filling travel bags with one-off items to take home. Slightly further afield but easily accessible, the 300 year old Newt estate in Somerset is, by its own admission ‘a place of wonderment’; with its exquisite acreage, on-site restaurant and beautiful limestone buildings making it an absolute must-visit destination while visiting the area.

    Security Deposit: We ask our guests for a £500 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.

    Linen: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (if your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change). Please note that If the sofa bed is required for sleeping, please request this so linen can be provided.
    Wi-Fi: This property offers free Wi-Fi for guests. In a recent speed test, the download speed was recorded at 35.37mbps and the upload speed mbps, as with all Wi-Fi networks we are unable to guarantee speed and connectivity.

    Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.
    Property surroundings: To the back of the property, a fantastic terrace spans the length of the house and is furnished with sun-loungers, a stylish rattan lounge suite and table as well as a second dining table with seating for six. To the far side of the terrace, a large hot tub bubbles away on its own decked platform and boasts beautiful views down the garden and over the rural landscape beyond. Please note that the hot tub will only be up to temperature the day after arrival
    The large lawn on the top tier of the garden is landscaped and surrounded by a fence. A gate then accesses the footpath which meanders down a gentle slope to the bottom meadow.

    Main Living Room
    This beautiful room is located on the ground floor and has two sofas as well as two armchairs seating six guests. Other furnishings include those of a coffee table, side tables, bookshelves, an armoire and table lamps. The room features an open fireplace with decorative surround and has access to the terrace

    Second Living Room
    Furnished with a large, comfy sofa and an armchair, this ground floor room has a wonderful working fireplace as well as a small flat screen TV and access to the rear terrace
    To the back of the room there’s a small study area with a desk and chair that creates the ideal space for catching up on work e-mails

    Reading Nook
    Nestled beneath the stairs on the ground floor this lovely little nook has a window and an upholstered bench seat making it a quiet spot to catch up on your reading while enjoying countryside views

    Cinema Room
    The ground floor cinema room has a large 55-inch LG Smart flat TV screen with Amazon Prime and Netflix as well as a Sonos soundbar. A large sofa provides snuggle room for six guests and converts to a bed for additional sleeping for one guest. If the sofa bed is required for sleeping, please request this so linen can be provided.

    The range of appliances includes an integrated electric oven with grill, microwave, fridge, freezer, dishwasher, washing machine, a Nespresso coffee machine, a kettle and toaster

    Located on the first floor this fantastic room has more of those spectacular countryside views and is furnished with a double bed, bedside tables with lights and a dressing table with drawers and a mirror

    Bedroom Three
    A wonderfully styled bedroom on the first floor, it features a fabulous, wallpapered ceiling and a lush outlook from the window which is positioned over its single bed. Additional furniture includes a side pedestal and light as well as a built-in wardrobe

Let down by cleanliness and hot tub issues

The house itself has huge potential with great design and lots of charm. Unfortunately our stay was substantially marred on a few accounts. Firstly, the cleanliness was really shocking. We were a January booking and it's possible there hadn't been anyone in the house for a while, which would explain some of these, but I would have expected a thorough check before we arrived. There were mouse droppings all over the bedrooms including the beds. Stains on bed sheets and mould in the showers. Dusty cobwebs in most rooms (not recent!). A soap dispenser that produced a disgusting dark brown sludge when used. And the hot tub was filled with thousands of black flakes. When we flagged this there was an offer to come clean, but we had dealt with most issues ourselves rather than stay in the dirty environment. The one thing they were able to do was send somebody to clean the hot tub - he told us he regularly needs to do this because it's due to the degradation of the hot tub cover and it's a known issue to the owners / managers. Sure enough, the issue was back after a few days. I don't know why they don't replace the cover if it's been going on a while. The hot tub was the other main problem. This was a critical element to us - we had emailed to check about it before booking due to reviews mentioning issues, but was told these issues were due to user error and better instructions were now in place. In reality there are two sets of conflicting instructions and the correct ones seem to be drawn on with sharpie. Nonetheless we were super vigilant about only pressing a few buttons that controlled the jets and the lights. On Wednesday afternoon we realised it had dropped in temperature to 20 degrees. At this point we tried a few different buttons (based on the instructions), confirmed it wasn't off, and managed to activate a preheat setting which hadn't previously been showing (including on previous days when the heat was fine). The hot tub engineer was sent again on Thursday, and he confirmed the settings were correct and made no changes. We periodically checked the temperature and it increased incredibly slowly, sometimes with no change for several hours. It ultimately took until Friday late evening to be warm enough to use (33 degrees) although it was still several degrees colder than the temperature being aimed for. I still don't know why the hot tub lost temperature so much, and I can't believe it takes more than 48 hours to (partially) heat up again. Customer service was mixed. I appreciated they sent the hot tub engineer a few times, but the problems were ultimately not resolved and shouldn't have been there in the first place. We did get a 10% refund following the holiday, but to be frank it was so disappointing not to be able to use the hot tub for most of our time there, if we had known it was likely to be dirty / cold we would never have booked in the first place. In communication with customer service, there was also a tendency to blame us for the hot tub heating - e.g. suggesting we turned it off and that was the problem (we did test the on/off button to double check if we'd accidentally switched it off but switched it back on immediately when it was clear that wasn't the problem, and the heat had dropped to 20 BEFORE we did that); suggesting we had left the cover off the entire time so that was why the hot tub was struggling (obviously the cover was on). I would really recommend against staying here if the hot tub is important to you, and be aware the cleanliness standards might be low.

Lovely location and outside area, garden and plant pots need a little more care and attention. Hot tub was never checked and stopped working so had to wait a day for it to be fixed. Freezer could do with defrosting. Mirrors were excellent for mirror pics.

Hot tub broken

Our overall stay at decoy farm house was lovely. There was quite a few cobwebs hanging around so maybe a through clean is needed. Also neither of the hoovers worked to enable us to Hoover throughout the week which is needed after the grass was cut and the dogs were bringing bits of grass in. Another downside was the hot tub not working. They did come out to look at it once but it still didn’t work. The hot tub maintenance man did offer to come out to look for us but this was on our last day and therefore was no point. Very disappointing as we picked this house because of the hot tub and was unable to use it

Incredible and relaxing stay!

We had an absolutely amazing stay at decoy farm. We were there for a week and it was a dream, plus I think the bed in the main bedroom may be the most comfortable one I’ve slept in for awhile 🙂 The views are absolutely unreal and the Sun was out for most of our visit. We couldn’t have asked for more.

We were pleasantly surprised when we walked into the Decoy Farmhouse! The decor/aesthetic was sensational! It was beautifully decorated. The walls of windows overlooking the green pastures and hills was magical. It feels so secluded. We had no problem finding places to eat and shop nearby so you're not totally isolated in the country. We will be back!
