Few places say ‘you’re on holiday’ better than the Cornish town of Newquay. With several beautiful beaches, excellent surfing conditions and a location that bursts with a vibrant restaurant culture and family-friendly attractions, it’s easy to see why the town is the perfect all-round holiday destination for visitors of all ages.

Set just 10 minutes’ walk from famous Fistral Beach, this home feels right in keeping with the Newquay’s lifestyle. Complete with its own parking, enclosed garden and three beautiful bedrooms. Sleeping six guests, the house is set over three floors with the master suite occupying the entire upper level. Beautifully equipped and styled, there are plush carpets, superior beds and Smart TV's in all three bedrooms, as well as high quality finishings and first-class fittings in both of the property's bathrooms.

On the ground floor, the open plan kitchen is bright and inviting, and together with the dining room creates the perfect space for discussing the day’s plans or for whipping up a delicious home cooked meal. Flowing from this area, the lounge with its sofas and tv is the ideal spot for relaxing with a good book or for taking in a movie together. Dine alfresco on warm days in the enclosed garden complete with rattan suite or enjoy the sunset from the master bedroom’s balcony before heading out for an evening of entertainment and fun. Kingsley House is a wonderful holiday home for anyone looking to enjoy a luxury escape to Cornwall’s iconic north coast.

    Security Deposit: We ask our guests for a £100 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.
    Pets: 1 small pet allowed, £25 per week, in line with our house rules we do ask that pets are not left alone in the property, do not use the furniture or go in the upstairs/bedroom areas
    Number of steps: 1 external access step, 2 internal flights of stairs
    Type of heating: Central heating
    Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (If your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
    Wi-Fi: This property offers free Wi-Fi for guests, however, we cannot guarantee the speed and connectivity. Therefore, if you are planning to work during your holiday, we recommend bringing a Wi-Fi dongle.
    Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.

Great Escape in Newquay

I had an amazing couple of days staying in this lovely house in Newquay. It was modern but still felt super homely, with all these little touches that made it extra special. Me and my friends had the best time, enjoying the house and everything the area has to offer. It really felt like a home away from home, and I appreciated how comfy and welcoming everything was. Definitely recommend it for a chilled-out getaway!

Some teething issues for a high end property let

We were looking for a high end property and this one seemed to fit the bill. However, itÂ’s quite noisy due to location (affected my partner more than me) and it was shabby in some areas (big stain on couch covered by blanket, stair carpet needed cleaning and banister/paint on stairs was cracked and dirty). Check in time was 4pm but cleaners were still there when we arrived. 4pm is a late check in time, so would expect to definitely be able to access property at this time. Also, half way through the holiday we ran out of toilet paper, but we were told no additional rolls were available, so we had to purchase some ourselves (you wouldnÂ’t have to do this in a hotel so shouldnÂ’t have to do this at an expensive holiday let). There were bodyboards to use but they were damaged and not useable.

We appreciate your feedback regarding the sofa, carpet, and paint on the stairs. The sofa has now undergone a deep clean. We also apologize for the cleaners being present upon your arrival. Unfortunately, the previous guests left the property in a condition that required a more thorough cleaning. Thankfully, the cleaners were able to finish by 4:05 PM. As our properties are self-catering, we provide an initial supply of toilet roll to start your holiday. Any additional supplies need to be purchased by guests. Definitely luxury

This property is beautiful, it was clean apart from an oversight. One of the double beds sheets had not been changed and was covered in dog hair, contact was easy by text, would have appreciated a phone call apology. I am disabled and the reason I booked luxury, what I was stunned at is the list of jobs they expected us to do before leaving. Put used towels in a laundry bag, strip beds and put used sheets in bag too, remove rubbish to bins. So the previous guests had not done this, paying for luxury I expect the turn around of the property to be done by the owner, that would be in the price, I think its a liberty to ask guests to do this, I can not physically do all of that is asked, I conveyed this to owner and got no response from that communication Property 10/10 Cleanliness 10/10 (apart from bed sheets) Communication 7/10

Not that luxurious

Firstly the house was well equipped and was located well for getting in and out of Newquay. The provision of buckets/spades was a nice touch. However, when we first arrived what hit us was the smell, it may have been the rugs in the living room which were stained and really quite old fashioned. We rolled up the main one for the length of the stay to help with this. The main bed was also very uncomfortable and definitely needed the mattress replacing. The blinds in the master bedroom looked like they belong in an office or school. The kitchen cupboard doors opened in an odd arrangement and items weren't in sensible places. The pictures and general atmosphere of the house was nice.

Update August 2024: Hi Eleanor, I wanted to get back in touch to update you on some recent changes made to the property following your feedback and ahead of this years busy summer period, which we have since heard from guests have been well received. The rugs and mattresses have been replaced to offer guests a very comfortable stay and the housekeeping team have re-arranged the kitchen cupboards, although the cupboard door fixtures can not be changed I'm afraid. Other window dressings have been considered for the Master Bedroom however those in place do offer the best privacy / light blocking solution for the size of the window.
