Overview

A former reservoir, Woolbrook Reservoir hides itself beautifully at the top of a quiet lane in a pretty Devonshire suburb, its smart bricked drive concealing something truly fantastic. This is a celebration home like none other; uniquely designed and jaw-droppingly beautiful, where luxury and playfulness combine into one superbly spacious package.

With a smattering of Alice in Wonderland, its long storm-blue entrance hall and series of doors is all mystery and drama, but unlike the heroine in the story, you won’t need to drink a potion to discover what lies beyond. Simply pull back the handle and step straight into the magic, where an incredible interior framed in sky-high glass wraps itself around a stop-you-in-your-tracks light-filled atrium. Here you’ll find a space filled with beauty both natural and man-made, where the sun’s rays can be soaked up from morning until well into the evening. There are nooks to steal away to if you like time on your own including a weight-training room/gym, and sprawling spaces to converge in for time together like an enormous high spec kitchen/diner, games room and barbecue area.

On the ground floor, three sets of French doors can be thrown open to make the entertaining space bigger, while at roof top level an established garden has lawns to laze on, paths to explore, and a sweep of decking with its own bar and wood-fired hot tub. Practically speaking every ‘t’ has been crossed and every ‘i’ dotted with a host of amenities and entertainment features provided to keep kids (and grown-ups) busy while lunch sizzles away on the fire. And when the weather doesn’t play ball, the fun won’t need to stop as a table tennis and a pool table as well as a huge outdoor lounge suite to sit under cover overlooking the atrium. Back inside through the French doors, eight monitors are mounted to the dining room wall and can be used to load your own images, so if you're gathering together to celebrate an occasion like a birthday or anniversary, this along with a state-of-the-art surround sound system will set the mood for a celebration.

Positioned to offer not only privacy but also some of the best views in the area, this wonderful home, though secluded, is less than a mile and a half from the Regency town of Sidmouth so it’s perfectly located for exploring East Devon’s Jurassic coastline. Pop into town for a bite to eat or pack a picnic and head to the beach for a day of sunbathing or SUP-ping. For avid walkers there are river walks to enjoy as well as the South West Coast Path whose various routes showcase dramatic views of the area’s iconic red cliffs and bay.

*Woolbrook Reservoir caters beautifully to families with young children in tow. A range of baby and toddler-friendly items are provided that include two travel cots, two stair-gates, a high chair, two potties, two toilet training seats, two step-up toddler stools, and a selection of baby plates and cutlery

  • Things to know

    This property permits a maximum of 16 guests including infants, at any time
    Check in time: 16:00
    Check out time: 10:00
    Early check in's and late check out's can be arranged depending on availability. Luxury Coastal will be in contact 7 days prior to your arrival if your booking is eligible for an early check in from 2pm at a charge of £200, or a late check out until 12 noon at a charge of £200.
    Security Deposit: We ask our guests for a £1,000 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.
    Pets: No pets allowed
    Number of steps: 1 external access step into the property and 2 external access steps into the courtyard. A ramp is available for both steps with a ground floor bedroom and bathroom. 1 internal flight of stairs - 2 external flights of stairs to the garden from the ground floor, however the garden can also be reached on foot or by car via the lane which encircles the property.
    Type of heating: Underfloor heating and electric radiators, with 2 bioethanol fireplaces
    Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. Beach and hot tub towels are not provided. (If your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
    Wi-Fi: This property offers free superfast Wi-Fi for guests, however, we cannot guarantee the speed and connectivity.
    Fireplace: Two bioethanol fireplaces - bioethanol oil supplied.
    Coffee Machine: Nespresso coffee machine with a starter selection of pods provided
    Hot Tub: Wood-fired hot tub, a starter supply of logs & kindling is provided. If you need further logs you can buy some from the petrol station down the road or from Devon Logs on 07880 797613. You can pre-order some extra if you wish prior to your arrival.
    BBQ: Gas BBQ, the gas is provided
    Smoking: All of our properties are non-smoking and we ask that any party member who smokes or vapes, do so off the premises.
    Property surroundings: For guest’s safety, Woolbrook Reservoir has a motion sensor Ring Doorbell, which records guests and visitors when approaching the front door.

A memorable stay

This is a lovely property. It is full of interest and has so much light and space in the house and plenty of interest in the central outside area and up in the garden (e.g. hot tub). There were 11 of us of all ages sharing a family occasion for a week. If anyone wanted to go and find some peace and quiet it was easy to lose yourself in this place. But there were also loads of areas around the house and outside for people to gather together, and a great hot tub. The big eating area next to the kitchen was superb for the evening gathering and the kitchen had ample cutlery, crockery and cooking utensils. Bedrooms were all spacious and comfortable, although we felt that the two double futons (one in each of two rooms), would only be comfortable for children or a very light adults. The property is also an excellent base for exploring the surrounding area.

We booked this for a luxury wellness retreat on the basis that we would be making use of the outdoor spaces. The pictures made it look really amazing but the reality is the outdoor furniture was covered in mold, was really dirty, covered in bird poo. The games such as the pool table was old and looked like noone had looked after it. the outdoor chairs had no cushions on them and when we found them they were mouldy and unusable so we had to place blankets on all of the chairs before our guests arrived as well as sweep the lawn of all the crap and leaves to make it look presentable. It felt really disappointing. The higher level space near the hotub was ok but the bar again was tired and not appealing. The inside of the venue was amazing and we really enjoyed it. The unusual lay out and the finishes were great and the kitchen was lovely. All of the houseplants inside were in need of some care too. Lots of dead plants around. Which is not the vibe we were hoping for. Especially paying the premium price.

Outdoor furniture is cleaned as soon as weather conditions allow, and we’re sorry this happened after your visit. To protect the cushions from the elements, they are stored away when not in use, and guests are kindly asked to return them after use, though we understand this can occasionally be overlooked which results in them staying damp in the store. Since your stay, we’ve taken steps to address all the concerns raised, including treating all outdoor cushions and implementing additional checks to ensure everything is in top condition for future guests. The lawns are now maintained daily by a robotic mower to ensure they remain pristine. Regarding the houseplants, we were surprised by your comments. The majority are cacti, which require minimal care, and there are only four live houseplants, all of which were thriving during our recent visit. The remaining plants are faux greenery, chosen to compliment the interior design. We truly value your feedback, as it helps us improve and ensure every guest has a memorable experience. Lovely stay at Woolbrook

We had a wonderful time at Woolbrook. Its a stunning house which was perfect for our gathering of friends. The kitchen was the main area we used & it was well equipped and such a great space to host. We did however have a few issues with the house. The power kept tripping so we had no electricity upstairs at points over the weekend & that made it very cold as the radiators went off. The dishwasher was also broken which I messaged the owner of the house to let her know & got no response. I was quite surprised that we did not even get an acknowlegment or an apology. When you have a large number of guests, not having the main dishwasher working was a pain. The hob was also not working properly & beeped a lot! Overall we had a fab time and would love to come back to the property again.

Great place to stay!

Really enjoyed our stay at Woolbrook Reservoir. Lovely house. Loads of space in side and out, for a group of 14 girl friends. The kitchen is brilliant for dancing! The outside seating area is perfect. Was a bit worrying that there were so many breakable things around, thankfully nothing did get broken! Would have been nice for the hot tub to have been filled before our arrival, as that took a long time to fill and heat. Could do with another fridge as one for such a large group wasn't enough. Would definitely love to return.

Amazing weekend

This house had everything we needed to keep the whole family happy. We had a range of ages from 2 up to 61, and we were all constantly entertained. The only downside was that we had to leave. Highly recommend to anyone looking for a place to spend some quality family time.
