Perched at the top of Queen’s Steps, just a short walk from Brixham harbour and the seafront, this spacious cottage combines the charm of a traditional property with modern furnishings and features, creating a beautifully comfortable base for holidays on Devon’s south coast.

Originally two cottages, the property has undergone an elegant transformation to combine both dwellings into one spacious home. On the ground floor, you’ll be welcomed into a big entrance hall that has sliding doors opening out to a fantastic balcony where wonderful views over the harbour and bay are on full display. Two sitting rooms (each with log burners and TVs) have had picture ‘windows’ cut out of the cottages’ original walls, allowing both the light and the views inside as you relax in comfort.

The large, contemporary kitchen is fully equipped. Whether you’re whipping up a quick snack or a family dinner, you'll have everything you need to make food prep a pleasure. This part of the property also has far-reaching vistas, in fact nearly every room in the cottage has an exceptional aspect out over the town, harbour and bay, which makes a stay here so very special. Upstairs, two lovely, sea view double bedrooms offer restful spaces to unwind in, built-in cupboards for storage, and comfortable bedding to ensure a good night’s sleep.

Life in Brixham is centred around the harbour and marina, so guests at Bosuns Cottage will have the best of the town’s shops and eateries just a few minutes’ walk from the front door including Simply Fish, Albero, La Petit Maison, Curious Kitchen, Port Espresso and Rockfish. For those who enjoy a relaxing refreshment or light bite, The Price William lies below you on the marina, with Liberty’s, The Mermaid and Wine Loft just a short walk away. Sea swims and coastal walks are firmly on the agenda with the Breakwater and its beach being on the doorstep, and Berry Head Nature Reserve is a 5-minute drive where the most fantastic views are displayed across the sea and up the coast to Dorset.


*This property has steep access from the town and parking, as well as a flight of steep internal stairs which are narrow. The stairs have a rope bannister and can be lit at night using the light switch next to the built-in log store adjacent

    Good Housekeeping Bond or Accidental Damage Waiver
    We ask our guests for a £150 Good Housekeeping Bond, pre-authorised against your credit card. This is in case there is any damage to the property during your stay. The money is simply reserved and then released afterward if there is no damage. We will contact you nearer the time of your arrival to arrange this. 
    ​Alternatively, a one-off, nonrefundable Accidental Damage Waiver of £30 can be added to your booking to replace the Good Housekeeping Bond and can be added as an extra when processing your booking.
    Pets: 2 pets allowed, £25 per pet per week, in line with our house rules we do ask that pets are not left alone in the property, do not use the furniture or go in the upstairs/bedroom areas
    Number of steps: This property is accessed either from North View Road above, or via King Street from below. If coming down from North View there are 13 steps, and if coming up from King Street via Queens Steps, there 50 steps to the front door
    Type of heating: Gas central heating
    Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (If your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
    Travel cot and highchair: These are available on request during the booking process. If required, please do request as they are locked away.
    Wi-Fi: This property offers free Wi-Fi for guests. In a recent speed test, the download speed was recorded at 441mbps and the upload speed 102.9mbps, as with all Wi-Fi networks we are unable to guarantee speed and connectivity.
    Wood Burner: Wood and firelighters are provided for your first fire. Please note that the built-in log store is decorative, and guests are politely asked not to use the logs from this store but only those provided in the baskets by the fireplaces
    Coffee Machine: Melitta Look Timer Coffee Machine - ground coffee
    BBQ: Charcoal BBQ, Guests are asked to supply their own charcoal which can be purchased from one of several shops on nearby Fore Street.
    Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.

    Entrance Hall
    Stepping through the front door you’ll be welcomed into a large, bright hall that leads past the terrace and on to the kitchen extension
    As part of the living space, the hall which is furnished with a bistro table and two chairs, also has a chesterfield armchair and telescope. Sliding doors access the balcony, which on warm days can be fully opened to connect the inside space with outside

    Living Rooms
    There are two living rooms on the ground floor, each with wonderful views, their own TVs, wood burners, an armchair, sofa and footstool. The living room closest to the kitchen has a dining table and four chairs

    *Wood and firelighters are provided for your first fire. Please note that the built-in log store is decorative, and guests are politely asked not to use the logs from this store but only those provided in the baskets by the fireplaces

    Kitchen
    Light, bright and with terrific views, the kitchen has tons of storage and plenty of worktop space. It comes fully equipped with a double oven and grill, induction hob, dishwasher, washing machine, under-counter fridge, under-counter freezer, microwave, toaster, kettle and coffee machine (using ground coffee)
    The cottage supplies a range of utensils and cookware, along with cutlery, crockery, cups and glasses

    *Please note that the cutlery drawers are inside the utensil drawers with a separate pull-out as per the photograph within the pre-arrival information for guests

    Bedroom One
    A lovely room on the first floor with stunning harbour views and an ornamental fireplace. Furnished with a double bed, chest of drawers, and built-in cupboards with hanging space and shelves

    Bedroom Two
    Also on the upper floor, this room is the bigger of the two and has a dual aspect view of the harbour, marina, breakwater and bay. Furnished with a double bed, TV, bedside table and lamp, and built-in wardrobes with shelves and hanging space

    The modern first floor bathroom has a large walk-in shower with rain-head and hand-held attachment, a hand basin, cabinet with LED mirror, WC and radiator
  • Outside
    A fantastic feature of this property is its fabulous balcony that has views stretching from the town, across the harbour, over to the Breakwater and out to sea. The balcony has a glass balustrade which maximised the views and is furnished with a rattan-style sofa, a coffee table and two chairs
    A dining set and *charcoal BBQ are the perfect addition for alfresco entertaining
    The balcony has a hosepipe and a rotary washing line as well as a bin store

    *Guests are asked to supply their own charcoal which can be purchased from one of several shops on nearby Fore Street
  • Parking
    This property does not have its own parking however there is free on street parking on nearby residential roads, Garlic Rea and Great Rea Road, which are within a few minutes’ walk from the property (on a first come, first served basis).

    Long stay parking can be found in The Breakwater car park or The Brixham Marina multi-storey car park opposite (both are about 10 minutes’ walk away)
    Guests can offload bags in North View Road above the cottage before finding parking elsewhere.

Great spot!

Fabulous cottage! Up high overlooking the harbour and town so fabulous to sit on the patio or inside huge bi folding windows and watching the harbour activity, especially at night! Wonderful views all round the coast towards Torquay and the ships in the bay. On top of the hill, so hard to get down into town and back.. so not for the old or infirmed. Two wonderful log burnersÂ… and huge kitchen to die for overlooking the harbourÂ… and induction hob so no chance of anyone getting burned. Only downsideÂ… bedroom stairs narrow so again not for anyone who struggles with mobility or a dog! Also, we went in Feb and the patio didnÂ’t get any sun because itÂ’s shrouded by the kitchen extension. Bonus was that it didnÂ’t get windy either, so nice to sit outside out of the wind, but it needed some sun! DonÂ’t know whether weÂ’re being unfair and that changes in the summer months, but we had no sun at all during our stay, even though it was a sunny week. But apart from thatÂ… fabulous apartment and great spot to chill out! Minutes downhill into the town and harbour with a fabulous walk to a little beach, steep uphill coming back! So if youÂ’re reasonably fit and can tackle the hill, youÂ’ll love it!
