Tide's Reach is Mousehole at its best - a wonderful place where you and your family can steal away to for blissful relaxation with nothing but sky, sea and bobbing boats to keep you company in one of Cornwall’s best seaside villages.

Days start with warm croissants bought from the local bakery which can be shared at the dining table overlooking the bay, and end with dinner outside on the front terrace as the sun sinks into the water. The hours between can be spent meandering Mousehole’s quaint streets or exploring south Cornwall’s magnificent coastline, towns, and beaches.

Back home, laze back in the living room, pop your feet up with a good book and take in those incredible views. On clear days grab the binoculars and spot St Michael’s Mount in the distance, and if it’s chilly light the fire and get cosy. Whip up your own cheffy creations in the immaculate kitchen or retire to your gorgeous en-suite bedroom for an indulgent afternoon nap with the sound of the sea soothing you off to sleep. Eat, sleep, laugh and unwind, then wake up and do it all again; this wonderful home is the epitome of luxury coastal escapism.

    Security Deposit: We ask our guests for a £150 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.

    Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (if your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
    Wi-Fi: This property offers free Wi-Fi for guests, however, we cannot guarantee the speed and connectivity. Therefore, if you are planning to work during your holiday, we recommend bringing a wifi dongle.
    Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.
    Property surroundings: Although private the terrace is open with the neighbouring property’s terrace. Next door’s residents also have right of way via this area to access their home
    Additional Extras: There is a cot and a high chair available upon request, as these are not stored at the property, please add them to your booking if required.

    This lovely area is literally on the water’s edge and right next to the beach

    This privately owned car park at The Wharf is only a minute’s walk from the cottage along the public footpath but can fill up very quickly especially in the busier months. It only accepts coins and the charges and tariff as well as operating hours are subject to change.

Welcome to Mousehole

Before you book one of our Mousehole holiday cottages, you need to know one thing. The name of this beautiful little resort is pronounced ‘mowzul’. Now that’s cleared up, let’s begin. Arriving in this sleepy fishing village is a little bit like stepping into a fairytale. Found just three miles from Penzance, Mousehole is one of those destinations where time seems to stand still. Boats bob in the harbour, waves lap the beach and cafes serve the catch of the day. If you want to experience the Cornwall of days gone by, this is the perfect place to do it.

Lovely for an out-of-season break

The cottage is ideally located right on the harbour in Mousehole. The views from the dining table in the lounge are mesmerising. Parking was awkward (£5 all day in one of the nearby car parks) but would be awful in high season. We visited in January when the temperatures were sub-zero and were plenty warm enough. The cottage is clean, cosy and welcoming, just mind yourself on the narrow stairs. A welcome basket of goodies from the local deli was a nice touch. Downsides were that the dishwasher was pretty useless, and there was quite a bit of black mould in the main bedroom on the walls in the window area and elsewhere. Weirdly the paint on the bedroom walls flaked off, and every morning we awoke to our things being covered in a fine white dust which was both annoying and a little alarming when you think you've breathed it in all night too! There was enough hot water for showers for two people at a time, but you'd really struggle if there were four of you wanting showers at the same time of day. Mousehole is a seasonal destination and only one of the local pubs was open during the week we were there, and many shops were closed til Spring. Two restaurants were closed due to refurbishment too, so be mindful of this if you visit in winter. The plus side of course was that it was very peaceful with few tourists around, so it made for a relaxing break.

We are sorry to hear you encountered some issues on your stay. The owner has said they will take a look at the dishwasher so thank you for letting us know about this. With the black mould we are sorry that was there during your stay, the cleaners have been asked to pay special attention to the areas that are subject to damp during the changeovers it is being repainted in due course. The paint dust is a common occurrence in Mousehole and it is believed to be the salt coming through the stone, the owners will ensure the cleaners thoroughly vacuum the wall itself as well as at the base of the wall at every changeover. They will be re-painting the wall in due course and plan to apply a type of paint that is specifically designed for stone. They use earthborn paint which is water based, virtually VOC (volatile organic components) free, free from harmful emissions and vegan friendly. The hot water system unfortunately cannot cope with two showers running at the same time but there should be enough hot water in the tank depending on the length of the showers, the hot water reheats in the morning and night the owner has now extended the heating time to ensure there is plenty of hot water. A stunning property

We had a wonderful time here at Tides Reach in January. We found the beds comfortable, the showers excellent and everywhere was very clean. We loved sitting in the picture window in the early morning, watching the light change over the sea and the dawn skies clearing. One morning we were lucky to see gannets plunging into the sea, just beyond the sea wall. The binoculars were very useful. We loved the delicious produce left for us from the local shop, a fantastic resource for Mousehole, well worth a visit. Most eating places were closed in Mousehole in January but we had a fantastic meal at the Alverne in Penzance. The kitchen was well stocked for cooking meals at the cottage. We thought Mousehole was a great base for visiting all that West Cornwall has to offer.

Location location location! Perfectly situated in the village but the terrace offers a private sanctuary to enjoy the lapping of the water when the tide comes in. The views of the harbour from the house are stunning. Thoroughly recommend.

Tides Reach in Mousehole is a stunning place to stay

My family and I stayed for a week in late August. The weather was cloudy but warm. The temperature stayed around 22 degrees C. Mousehole as a destination is comprehensive, with gorgeous restaurants and shops galore. Tides Reach is located centrally on the periphery of Mousehole Harbour, as stunning a location as you're likely to find on the SW coast of England. Morning runs were proceeded by swims across the harbour in turquoise water. We would watch the fishing boat come and go, and in the evenings, if you ordered fish at the local restaurants, they'd be able to tell which boat had caught your fish. Tides Reach is perfect for 2-4 adults or 2 adults: 2 kids; we were 3 adults and 1 toddler. It is well furnished with good quality houseware and appliances. The bedrooms are airy and bright, and the bathrooms are neat and well put-together. One criticism: the beds could have been better; they were lumpy and firmer than we'd have liked. There is a terrace at the front, which is perfect for sitting out. There is a slight drop off, but we had a mobile 18-month-old who was quite safe with us. The piece de resistance is most certainly the bay window overlooking the harbour, with views to enjoy from morning to evening. We spent countless hours at the table or on two comfortable lounge chairs. Considering the time of year, it wasn't bustling, and the small beach at the foot of the harbour was relatively calm. Beware that some evenings can be loud, stemming from the far end of the harbour wall where enthusiastic kids like to jump in at high tide until well into the night. Overall, the stay was lovely; the location of Mousehole and Tides Reach and the surrounding area was better than we had imagined. We would love to return and, therefore, would thoroughly recommend it!

Loved my stay at Tides Reach

This property is just gorgeous and won't fail to make you smile. It’s upside down, with the large kitchen / dining space / lounge area on the upper floor making the most of the view of the harbour and water. You can also see the sea from both the bedrooms! The terrace is accessed from a downstairs door making it super easy to come straight in from a swim and jump in to the shower in one of 2 ensuite bathrooms. The property is right next to steps onto the beach accessible in low tide in less than 3 mins from shutting the back door, and about 5-10 mins walk in either direction to the two beaches accessible at any time. Great location in the village with two lovely deli’s (plus pub and two restaurants) about 5 mins walk away. If you like swimming, it’s just the dream location; I swam at least twice a day in the harbour during my week’s stay. The bathrooms and wardrobe space are perfect and feel like a boutique hotel. I cooked at the cottage several nights and found sufficient utensils etc. The only downside would be lack of parking but that’s pretty normal in Mousehole and you definitely don’t need a car to get around the village or further afield. If you decide to leave the car at home there’s a fab bus service from Penzance through Newlyn to Mousehole, and Newlyn is easy walking distance if you fancy a stroll there for freshly caught fish, a Chinese takeaway and fish n chip shop (I timed the bus just right to eat my fish back at the cottage), more restaurants and the (all-important) co-op for essentials. If you do bring a car, the harbour wall car parks are about 5 minutes walk away (and in sight from the cottage). I am not someone who tends to go back somewhere (there’s just too many places in the world to visit) but I’m actually trying to book for this Sept/Oct already as I loved it so much. Totally recommend Mousehole, absolutely recommend Tides Reach.

Good place, good location, good service

All you need for a relaxing holiday, some nice touches around the place, owner helpful. Views across the harbour are just perfect. Make sure your shaver is charged. If you like to eat out, the local food is good but prices are high, The ship inn is best if you have a budget.
